Personal Attention
As a Leaders client, you will be assigned a dedicated Property Manager who will personally manage the entire process. Should a vacancy occur, your Leaders Property Manager will take direct responsibility for re-letting your property from the time notice is given, and every effort will be made to minimize “down” time.
A network of qualified tradespeople
Leaders Property Management can deal with all property maintenance needs, from minor repairs to a complete refurbishment. Leader’s network of qualified tradespeople is controlled by our own Property Asset Manager, whose sole focus is monitoring the physical wellbeing of every property in our care, and carrying our quarterly inspections.

Regular inspections and reporting
A full written property condition report is done prior to commencement of the first tenancy. Inspections are then carried out quarterly to ensure that the tenant is taking good care of your property, and to identify areas that may be in need of repair or maintenance. A copy of each inspection report is emailed to you, along with recommendations where appropriate. On termination of each tenancy, a further inspection is carried out prior to the release of the bond.
Proven accounting systems
We have proven accounting systems for rent collection, and daily monitoring of rent arrears. Funds are direct credited to your bank account within three working days of the beginning of each month. Each month we will send you a statement of all rent collected and any accounts paid. An annual summary of transactions for taxation purposes is also produced. Our management fee is tax deductible. For owners whose financial commitments require that funds be direct credited more frequently, we are also able to provide a mid-month payout.
Ethical business practice
Leaders Property Management is a member of the Real Estate Institute of New Zealand and is bound by a Code of Ethics. We are audited quarterly, and operate under strict legislative and audit requirements for the handling of money received in trust.
How much will it cost?
Leaders Property Management Service fee is 8.5% (plus GST) of the rent collected and 8.5% (plus GST) of the cost of all repair and maintenance services arranged on your behalf. Such fees apply only while the property is tenanted. The fees include:
- Property assessment, to maximize your rent
- A property condition report
- Tenant screening
- Property Letting
- Preparation of tenancy agreements
- Bond administration and lodgment as per Residential Tenancies Act 1986
- Rent collection and follow up of rent arrears
- Bond inspections
- Arrangement of repairs and maintenance
- Arranging insurance claims, when necessary
- Monthly accounting and disbursement of funds (or bi-monthly if requested)
- Biannual rent reviews
- Issue of notice to quit (if required)
- Arranging valuations & insurance if required
- 24 hour service for emergency situations
- Annual summary of Income and Expenditure for tax purposes
The fee does not include:
- Property advertising costs
- Credit Checks
- The cost of attending tenancy tribunal or mediation sessions on your behalf
- Quarterly inspections
- Lease renewals
- Monthly administration charge
